Window cleaning: what the job involves

Cleaning the glass, frames and sills of a home, usually outside with purified water and a reach-and-wash pole from the ground, and inside by hand if you ask. Most homes are on a regular round every four to eight weeks.

Also asked for as: window cleaner · reach and wash · conservatory roof cleaning · window cleaner round · clean outside windows

How the job is usually done

  1. Agree which windows, inside or outside, and whether conservatory or roof glass is included
  2. Set up the water-fed pole system from the ground, or steps for low inside work
  3. Scrub the glass, frames and sills with purified water, which dries without spots
  4. Clean inside glass by hand with a squeegee and wipe the sills, if included
  5. Check for broken seals or damaged frames and tell you about them

Window cleaning: what is included

Usually included

  • Glass, frames and sills on the outside
  • All reachable windows from the ground with a water-fed pole

Usually not included — agree it separately

  • Inside windows, unless added
  • Conservatory roofs and roof windows, unless added
  • Fascia, soffits and gutters
  • Repairing misted double glazing

Materials and who supplies them

  • Purified water system, poles and brushes — the window cleaner’s
  • Squeegees, cloths and steps for inside work — the window cleaner’s

How long it takes

Under an hour for most houses on a regular round; a first clean of very dirty glass, inside cleaning or a conservatory take longer.

When to book

Windows can be cleaned all year; after a dry spell or pollen season is when they look worst, and frost can stop a water-fed clean on the coldest mornings.

Window cleaning: the rules in Ireland

What the official sources say, checked against them on the date shown. A summary, not legal advice — follow the link to read the rule itself.

  • Work at height must be planned to prevent falls. Ladders are for short work only, where a risk assessment shows a safer method is not reasonably practicable; water-fed poles from the ground, towers or powered access platforms are preferred for upper floors.

Applies to: the cleaner, as an employer or self-employed person

  • Window cleaning of a private dwelling is charged at the reduced rate of VAT by a VAT-registered business.

Applies to: the window cleaner, if VAT-registered

What window cleaning costs, and why

What jobs on Talqero came to

Not enough comparable jobs yet to publish a range here. Talqero shows a price range only once at least five comparable jobs, agreed prices or offers exist — a range from fewer would describe a handful of jobs, not the market. Post your job and compare the offers you get.

What affects the price

  • Number of windows and storeys
  • Inside as well as outside
  • Conservatory roofs, roof windows and glass balustrades
  • A one-off clean versus a regular round
  • Access: rear gardens, side gates and steep ground

Paperwork to ask for at the end

  • A receipt or account showing the round and the date of each clean

Safety

  • Upper windows should be cleaned from the ground with a pole, not from a ladder leaning on glass
  • Overhead electricity lines must be kept clear of long poles
  • Leave side gates unlocked or tell the cleaner the code on the day

Window cleaning: before you hire

Questions to ask a tradesperson

  • Do you clean upper windows from the ground with a pole?
  • Are frames and sills included?
  • How often would you come, and how do I pay?
  • Are you insured?

What you can do yourself

Ground-floor windows and the inside of glass are easy DIY; upper windows from a ladder are where falls happen, so leave those to a pole system.

What to put in your task

  • What kind of house is it?
  • Roughly how many windows?
  • Inside, outside or both?
  • Anything else?
  • How often?

Photos that help

  • The front and the back of the house
  • Any conservatory or roof glass
  • The access to the back: side passage or gate

Questions about window cleaning

Does window cleaning need a licence in Ireland?

No licence is required for this work in Ireland (source: www.cru.ie). Ask instead for references and photographs of similar jobs.

Does it matter if it rains after the windows are cleaned?

Not much. Purified water leaves no residue for the rain to stick to, so the glass dries clear. Rain marks show most on glass cleaned with ordinary tap water and detergent.

Can you clean the inside of my windows too?

Most window cleaners will, by hand, for an extra charge and when someone is home. Agree it in advance so the time is allowed.

Can you fix my misted double glazing?

No. Misting between the panes means the sealed unit has failed, and it needs a glazier to replace the unit rather than cleaning.
