Gutter cleaning: what the job involves

Clearing leaves, moss and silt from gutters and the tops of downpipes, flushing the downpipes and checking that water runs away freely. Blocked gutters are the most common cause of damp patches on Irish walls and of water pouring over the front door.

Also asked for as: gutter cleaner · blocked gutters · overflowing gutter · gutter vac · clean gutters and downpipes

How the job is usually done

  1. Look at the gutters from the ground and agree the runs to be cleared
  2. Clear the gutters with a vacuum pole from the ground, or by hand from a ladder or platform
  3. Remove moss and debris from the tops of downpipes and the outlets
  4. Flush the gutters and downpipes with water and check the flow
  5. Check joints, brackets and falls for leaks or sagging
  6. Show before and after photographs and report any repairs needed

Gutter cleaning: what is included

Usually included

  • Clearing all agreed gutter runs
  • Clearing downpipe tops and flushing them
  • Bagging the debris
  • Before and after photographs

Usually not included — agree it separately

  • Repairs to joints, brackets or sagging runs, unless agreed
  • Clearing blocked underground drains or gullies
  • Roof moss removal
  • Gutter guards or new guttering

Materials and who supplies them

  • Gutter vacuum with camera pole, or ladders and a platform — the cleaner’s
  • Bags for debris; you may be asked to put it in your brown bin
  • Gutter sealant or replacement brackets, if repairs are agreed

How long it takes

One to three hours for a typical house; heavy moss, a large or three-storey house, or blocked downpipes add time.

When to book

Late autumn, once the leaves have fallen, is the best time; houses near trees often need a second clean in spring.

Gutter cleaning: the rules in Ireland

What the official sources say, checked against them on the date shown. A summary, not legal advice — follow the link to read the rule itself.

  • Work at height must be planned to prevent falls. Ladders are for short work only, where a risk assessment shows a safer method is not reasonably practicable; water-fed poles from the ground, towers or powered access platforms are preferred for upper floors.

Applies to: the cleaner, as an employer or self-employed person

  • Maintenance and repair of a building, including routine cleaning of it, is charged at the reduced rate of VAT (13.5%) by a VAT-registered business, subject to the two-thirds rule on materials.

Applies to: the contractor, if VAT-registered

What gutter cleaning costs, and why

What jobs on Talqero came to

Not enough comparable jobs yet to publish a range here. Talqero shows a price range only once at least five comparable jobs, agreed prices or offers exist — a range from fewer would describe a handful of jobs, not the market. Post your job and compare the offers you get.

What affects the price

  • Height of the house and access around it
  • Length of guttering and number of downpipes
  • Blocked downpipes or gullies at the bottom
  • Repairs needed to joints, brackets or sagging runs
  • Conservatories or extensions that make the gutters harder to reach

Paperwork to ask for at the end

  • Before and after photographs of each run
  • A note of any repairs needed to joints, brackets or fascia

Safety

  • Gutter cleaning from a ladder is a common cause of serious falls; a vacuum pole from the ground is safer for most houses
  • Ladders should never rest on plastic guttering, which can snap
  • Keep clear of overhead electricity lines and the service cable to the house
  • Do not climb onto a conservatory or flat roof to reach gutters

Gutter cleaning: before you hire

Questions to ask a tradesperson

  • Do you clean from the ground with a vacuum, or from a ladder?
  • Will you show me before and after photos?
  • Are downpipes included?
  • Are you insured for work at height?

What you can do yourself

A bungalow’s gutters can be cleared from a stable ladder with someone footing it; anything higher is best done from the ground with a vacuum pole by a professional.

What to put in your task

  • How many storeys is the house?
  • What kind of house is it?
  • What made you notice the gutters?
  • Is there a conservatory, extension or flat roof?

Photos that help

  • The front and the back of the house showing the gutters
  • Any overflowing gutter or plants growing in it
  • The bottom of each downpipe
  • Any damp patch on a wall below the gutter

Questions about gutter cleaning

Does gutter cleaning need a licence in Ireland?

No licence is required for this work in Ireland (source: www.cru.ie). Ask instead for references and photographs of similar jobs.

How often should gutters be cleaned?

Once a year for most houses, usually in late autumn. Houses near trees or with moss on the roof may need it twice.

Why is there a damp patch on my wall under the gutter?

Often an overflowing gutter or a leaking joint is soaking the wall. Clearing it and fixing the joint usually stops it; the wall then needs time to dry before painting.

Is a blocked downpipe the same as a blocked drain?

No. A downpipe can usually be cleared from the top. If water backs up from the gully at the bottom, the underground drain is blocked and that is a drainage job.
