Gas boiler service: what the job involves
The annual service on a natural gas or LPG boiler by a Registered Gas Installer: cleaning and checking the burner, testing combustion and safety devices, and leaving a Declaration of Conformance. Landlords use it as their record that the boiler is safe.

How the job is usually done
- Check the RGI card, then ask about any faults, pressure loss or noises since the last service.
- Run the boiler and measure flue gases with a combustion analyser before opening it up.
- Isolate, open the case, inspect and clean the burner, heat exchanger, fan and condensate trap.
- Check seals, the flue and its terminal, ventilation, gas pressure and the safety devices.
- Reassemble, recommission, and recheck combustion readings and system pressure.
- Complete the Declaration of Conformance and note anything that needs repair.

How long it takes
Usually about an hour; longer for an older boiler, one that fails combustion checks, or when a part has to be fitted the same day.
When to book
Book the service in late spring or summer, when RGIs are less busy and problems are found before the first cold week.

Only a Registered Gas Installer may install, replace, alter, repair or service a gas appliance or gas pipework in a home, whether natural gas or LPG. Every RGI carries a photo ID card renewed each year, and can be checked on the register.

An RGI must issue a Declaration of Conformance (completion certificate) for all gas works and give the customer the original copy as soon as the work is finished. A service, safety check, repair or appliance fit is recorded on a Cert 3; a boiler replacement on a Cert 2.

What affects the price
- Boiler type: combi, system or regular, and its age and make
- Natural gas or LPG
- Parts needed if the service finds a fault
- Additional appliances serviced at the same visit
- Winter demand and out-of-hours visits
- VAT: building work on a home is charged at the reduced rate of 13.5% by a VAT-registered business — unless the materials come to more than two-thirds of the price, when Revenue’s two-thirds rule applies the goods rate to the whole job. Ask whether a quote includes VAT.

Safety
- Have a working carbon monoxide alarm near the boiler and in sleeping areas.
- Signs of a problem include a yellow or lazy flame, soot around the case, condensation in the room or headaches that ease when you leave the house.
- If you smell gas, call 1800 20 50 50 before booking anything.

Never open a gas boiler yourself; a householder can safely top up pressure on a sealed system using the filling loop as the manual describes and bleed radiators.

Is an annual boiler service a legal requirement?
For an owner-occupier it is strongly recommended rather than a statutory requirement. Landlords must keep gas installations in safe working order, and an annual service with a Declaration of Conformance is the usual way to show it. Many manufacturer warranties also require one.
