Septic tank emptying: what the job involves
Emptying the sludge and scum from a septic tank or treatment system with a vacuum tanker and taking it to an authorised treatment plant. The law requires it to be done by a permitted waste collector, and the owner must keep the proof.

How the job is usually done
- Confirm the system type and size, and that the tanker can get within hose reach.
- Uncover and open the tank lids.
- Pump out the sludge and scum, leaving a small amount of seed sludge where the system design calls for it.
- Check inlet and outlet pipes, baffles and T-pieces while the tank is empty.
- Close and secure the lids.
- Issue a receipt or docket naming the permit and the date, for the owner’s records.

Grants
Domestic Waste Water Treatment System (septic tank) grant
Covers 85% of the cost of the works needed to fix the system, up to a maximum of €12,000. Paid after the works are satisfactorily completed. Routine maintenance, servicing and desludging do not qualify.
Who qualifies: Households whose system was found faulty in a local authority inspection (with a fault notification letter), where the house is permanently occupied, was built at least seven years ago and has not had this grant in the past seven years. Apply to the council’s rural water section.

What affects the price
- Tank size and number of chambers
- Distance from where the tanker can park to the tank
- Whether the lids are accessible or buried
- Travel distance in rural areas
- Whether the system is a septic tank or a mechanical treatment unit with its own service needs
- VAT: building work on a home is charged at the reduced rate of 13.5% by a VAT-registered business — unless the materials come to more than two-thirds of the price, when Revenue’s two-thirds rule applies the goods rate to the whole job. Ask whether a quote includes VAT.

Safety
- Never enter a septic tank, inspection chamber or deep manhole: hydrogen sulphide and lack of oxygen kill quickly, and would-be rescuers are often the second victims.
- Keep lids secured and child-safe; an open or rotten lid is a drowning risk.
- Do not drive over the tank or the percolation area.

How often should a septic tank be emptied?
It depends on the size of the tank and the number of people using it. The EPA uses a 3.5 m³ tank serving three people as an example that needs emptying about every four years; bigger households need it more often.
Do I have to keep a receipt?
Yes. You must keep proof of each desludging for five years, and a council inspector can ask to see it. A receipt from a permitted collector is the proof.
Is there a grant for emptying my septic tank?
No. The septic tank grant pays for fixing a system that failed a council inspection; routine desludging and maintenance are not covered.
Can a farmer spread it on land?
Only a permitted collector may take septic tank sludge away, and it must go to an authorised facility or route. Ask your collector where it goes.
