Attic insulation: what the job involves
Laying mineral wool or another insulation across the attic floor (or between and under the rafters, for a room in the roof) so heat stops escaping through the ceiling, with the ventilation and pipe protection that has to go with it. It is usually the cheapest and quickest energy upgrade in an Irish house.
How long it takes: Usually a day for a typical house; longer where stored items, a raised floor or an awkward low roof slow access.

What attic insulation in Clonmel costs, and why
What jobs on Talqero came to
Not enough comparable jobs yet to publish a range here. Talqero shows a price range only once at least five comparable jobs, agreed prices or offers exist — a range from fewer would describe a handful of jobs, not the market. Post your job and compare the offers you get.
What affects the price
- Floor area of the attic and the depth being added
- What is already there: topping up versus starting from bare joists
- Access: a low pitch, a tight hatch or a full attic of storage
- Raised storage boarding or walkways wanted on top
- Roof-line (rafter) insulation for a room in the roof instead of the floor
- Whether the grant is being claimed, which needs a registered contractor and paperwork
- VAT: building work on a home is charged at the reduced rate of 13.5% by a VAT-registered business — unless the materials come to more than two-thirds of the price, when Revenue’s two-thirds rule applies the goods rate to the whole job. Ask whether a quote includes VAT.
County Tipperary: what the figures say
45.4% of households in County Tipperary live in homes built before 1981 — above the national figure of 40.7%, and the 2nd highest share of the 26 counties.
Homes of that age were built before modern insulation standards and usually gain most from attic and wall insulation — and SEAI’s attic and wall grants cover homes built and occupied before 2011.

Rules and grants for attic insulation
The rules in Ireland
Grant-aided insulation must be done by a contractor on SEAI’s register, after grant approval, with a BER afterwards.
- Use a contractor on SEAI’s register and get grant approval before any work starts — work begun before approval is not grant-aided.
- The grant must be drawn down within eight months of the offer, and a BER by a registered assessor after the works is required (SEAI contributes €50 towards it).
- Since 27 July 2026, external wall insulation of up to 15 cm is exempt from planning permission.
What to ask before you choose
- Are you on SEAI’s contractor register for this measure?
- Have I got grant approval in place before you start?
- What ventilation will the house need afterwards?
- Who arranges the BER after the works?
- Is VAT included?
What the work usually involves
- Internal dry-lining of external walls
- Attic and cavity insulation
- Draught-proofing
- Work towards a better BER
What to put in your task
- The type and rough age of the house
- Which rooms or walls
- Your current BER, if you have one
- Whether you are applying for a grant
