Water tanks and cylinders: what the job involves

Replacing the cold-water storage tank in the attic or the hot water cylinder in the hot press, or its immersion element. Old galvanised tanks rust through and copper cylinders wear out; a new insulated unit also cuts heat loss.

How long it takes: Half a day to a day; longer if the cylinder will not fit through the hot press door or the boiler pipework has to be altered.

What water tanks and cylinders in Elphin costs, and why

What jobs on Talqero came to

Not enough comparable jobs yet to publish a range here. Talqero shows a price range only once at least five comparable jobs, agreed prices or offers exist — a range from fewer would describe a handful of jobs, not the market. Post your job and compare the offers you get.

What affects the price

Tank or cylinder size and type: vented, unvented, direct or indirect, heat pump
Access through the attic hatch or hot press door
Pipework that has to be modified to match the new connections
A new immersion element, thermostat or controls
Draining down a system with radiators and inhibitor
VAT: building work on a home is charged at the reduced rate of 13.5% by a VAT-registered business — unless the materials come to more than two-thirds of the price, when Revenue’s two-thirds rule applies the goods rate to the whole job. Ask whether a quote includes VAT.

County Roscommon: what the figures say

38.4% of households in County Roscommon live in homes built before 1981 — below the national figure of 40.7%, and the 14th highest share of the 26 counties.
Older houses are more likely to have gravity-fed hot water, attic tanks and original pipework, which changes what a repair or a new bathroom involves — mention the age of the house in your task.

Rules and grants for water tanks and cylinders

The rules in Ireland

There is no licence for plumbers in Ireland, but the electrical and gas work that often comes with plumbing is regulated.

A new circuit for an electric shower or a heated towel rail is Restricted Electrical Works: a Registered Electrical Contractor must do it and issue a Completion Certificate.
Work on a gas boiler or gas hob is reserved to a Registered Gas Installer, who must leave a Declaration of Conformance.

What to ask before you choose

Can you price it from photos, or do you need to visit?
Who supplies the fittings, and is their warranty yours or the manufacturer’s?
Who does the electrical or gas part of the job, and are they registered?
What happens if you find more once the floor is up?
Is VAT included?

What the work usually involves

Leaks, dripping taps and running toilets
Unblocking sinks, toilets and outside drains
Shower and full bathroom installation
Hot water cylinders, tanks and outside taps

What to put in your task

Where the problem is and what it is doing
Whether water is leaking now, and whether you can turn it off
For a bathroom: rough sizes and what stays or goes
Two or three photos — they save a site visit
