BER assessment near Ballinlough

BER assessment: what the job involves

A Building Energy Rating survey by an SEAI-registered assessor, who measures the home, records its insulation, windows, heating and ventilation, and publishes a BER certificate (A1 to G) with an advisory report. A BER is required by law to sell or let a home, and after any SEAI-grant work.

How long it takes: The survey usually takes one to three hours depending on the size of the home; the certificate usually follows within a few working days.

What ber assessment in Ballinlough costs, and why

What jobs on Talqero came to

Not enough comparable jobs yet to publish a range here. Talqero shows a price range only once at least five comparable jobs, agreed prices or offers exist — a range from fewer would describe a handful of jobs, not the market. Post your job and compare the offers you get.

What affects the price

  • Size and complexity of the home: extensions, rooms in the roof, mixed heating
  • House or apartment
  • How quickly it is needed
  • Travel to the property
  • Whether evidence of hidden insulation has to be found and recorded
  • VAT: building work on a home is charged at the reduced rate of 13.5% by a VAT-registered business — unless the materials come to more than two-thirds of the price, when Revenue’s two-thirds rule applies the goods rate to the whole job. Ask whether a quote includes VAT.

County Roscommon: what the figures say

  • 38.4% of households in County Roscommon live in homes built before 1981 — below the national figure of 40.7%, and the 14th highest share of the 26 counties.

Homes of that age were built before modern insulation standards and usually gain most from attic and wall insulation — and SEAI’s attic and wall grants cover homes built and occupied before 2011.

Rules and grants for ber assessment

The rules in Ireland

Grant-aided insulation must be done by a contractor on SEAI’s register, after grant approval, with a BER afterwards.

  • Use a contractor on SEAI’s register and get grant approval before any work starts — work begun before approval is not grant-aided.
  • The grant must be drawn down within eight months of the offer, and a BER by a registered assessor after the works is required (SEAI contributes €50 towards it).
  • Since 27 July 2026, external wall insulation of up to 15 cm is exempt from planning permission.

What to ask before you choose

  • Are you on SEAI’s contractor register for this measure?
  • Have I got grant approval in place before you start?
  • What ventilation will the house need afterwards?
  • Who arranges the BER after the works?
  • Is VAT included?

What the work usually involves

  • Internal dry-lining of external walls
  • Attic and cavity insulation
  • Draught-proofing
  • Work towards a better BER

What to put in your task

  • The type and rough age of the house
  • Which rooms or walls
  • Your current BER, if you have one
  • Whether you are applying for a grant
