  • Since 27 July 2026, sheds, garden rooms and home offices behind a house are exempt from planning up to 30 m² in total, if they are not in front of the house, are no higher than 4 m with a pitched tiled or slated roof (3 m otherwise), leave at least 25 m² of garden, and are not lived in.
  • A detached garden home of 32–45 m² has a separate, conditional exemption that needs 14 days’ notice to the council.
